Your New HomeReady to get started on your new semi-custom or custom home?
Initial StepsHomes by Building Visions, Inc. can be found in some of the most attractive development plans in Westmoreland County, including Foxfield Knoll, Penn Glade, and Westmoreland Farms. New home builders in these plans are required to put down a lot deposit before meeting with their home builder of choice. Lot deposits vary from development to development, but range from $1,000 to $2,000. Your lot deposit holds the lot for 30 days while you work with us on a home design and a quote is developed. At that point, we can move on to a sales agreement, or your deposit will be refunded with no obligation. Once You Select Building Visions
Once you select Building Visions, Inc. as your custom home builder, the following steps become your priority in helping us to begin the development stages of your home in a timely fashion.
Note: Any overages from your building allowance on kitchen, flooring, lighting, and plumbing fixtures should be paid directly to the supplier. Quote Development FormOur Quote Development Form is provided to clients who choose Building Visions, Inc. as their custom home developer. It provides a starting point to enable us to learn about your project. This form can be downloaded as a PDF file for you to print and complete by hand, or you can complete the Quote Development Form online and submit it to Building Visions, Inc.
Common Questions
What is your cost per square foot? It depends on the home design and the products used. For example, a two story might average $120/sq ft, while a ranch (requiring more roofing and basement area) could average $140/sq ft. Prices can vary from $20 to $30/sq ft, depending on design and materials cost. How long does it take to build? 4.5 to 5 months on average, depending on the weather and how quickly each client provides their material selections. Houses started in the spring are generally finished more quickly than houses started in fall. Do you use a building allowance? Yes. This is fairly typical among custom builders. Many items, such as kitchen selections, flooring, and lighting, all touch directly on your personal taste and lifestyle. Your contract provides a dollar amount for each of these items. If your selection goes above the budgeted amount on any item, you pay the difference directly to the supplier. Will you warn us about bad choices? If you come back to us with a selection that seems odd or might appear inappropriate, we will advise you of the difficulties. In the end, however, it is your custom home and will be completed as closely as possible to meet your dreams. How does financing work? Generally, you enter into a contract with Building Visions for the construction of a home design. This contract, along with specifications and blue prints, is taken to the bank for a construction loan. The bank becomes responsible for making progress payments to the builder at various defined stages during development.
